SAP Calculations & EPCs For New Build Projects

Building Regulations Part L stipulates that all newly constructed dwellings must undergo SAP calculations (Standard Assessment Procedure calculations) to gauge their energy efficiency and ensure compliance with regulations.

SAP calculations analyze the annual energy expenses of a new dwelling, considering heating elements (including water heating), ventilation, and lighting fixtures. These computations determine the dwelling(s)' annual CO2 emissions.

Before commencing any construction work, new build SAP calculations must be submitted to the appointed Building Control Body (BCB). This submission aims to demonstrate that the proposed development will meet the necessary annual carbon emissions targets and minimum thermal performance standards. The SAP Assessment process encompasses DER/TER Calculation, along with DFEE/TFEE and DPER & TPER checks (relevant to England and Wales only).

Upon the completion of a development, an 'As Built' SAP Calculation is furnished for each finalized dwelling. This calculation is also utilized to generate an On Construction Energy Performance Certificate.
